Job details
S & S Properties is currently seeking a *Property Adminstrator* to join our team in *Etobicoke & Brampton region* to oversee the administrative and financial operations of a particular residential portfolio of about 15 houses with multiple tenants (about 100) on a *Part-time basis.* The key responsibilities of this position include but are not limited to:
* *Lease Administration* ? Track upcoming vacant units & lease renewals; Enforce terms of rental agreements in a diplomatic way, Market Units online and handle communications with applicants, credit and reference checks and prepare residential leases for tenants;
* *Filing & Storage - *Manage new/old Tenant files & groups with move ins & outs Inspections, Tenants? applications, Identifications, signed Leases, Insurance & Utilities transfer. Create and maintain proper and accurate records on all properties and tenants, Preparation of Legal Documents for LTB hearings, Eviction etc. as needed
* *Rent & Arrears Collection* - Proactive approach to timely collection of rents & chargebacks. Arrears Management (collecting and entering monthly rents in Excel or software) prepare reconciliation reports, Rent Review & Increase Process, Prepare and issue N1, N2, N4 to reduce deliquencies
* *Accounts Payable *- Charges expenses to accounts and cost centers by analyzing invoice/expense reports; recording entries, Disburses petty cash by recording entry and verifying documentation, Ensures credit is received for outstanding memos.
* *Inspection Auditing *-Track and maintain inspection/maintenance schedules on a monthly basis, assign deficiencies to superintendent or contractor for completion, Respond to emergency calls as needed
*Desired Skills and Experience*
* 3 or more years experience in residential property management and administration (Student housing experience is an asset)
* Basic Knowledge of Residential Tenancies Act & Building Fire Code
* Knowledge of LTB proceedings as it relates to the process of serving Notices relating to non-rental payments, smoking, illegal activity, etc
* Strong follow-up skills with the ability to effectively resolve difficult issues in a timely & amicable manner;
* Strong Computer skills ? MS Word, MS Excel, Outlook, Gmail, Google Drive, Dropbox cloud based Andriod Apps
* Reliable vehicle is required (MUST-have)
