*Job Overview*
Benchmark Properties Group is a well-established owner and manager of commercial office space and industrial properties in the communities of Langley and Surrey. From luxury office suites to light industrial warehouses, we offer a wide range of commercial space suited for businesses of all types. We are a tight-knit, family business based out of Langley, BC, in search of an experienced Property Manager to join our team. The ideal candidate will have a strong background in property management and exceptional customer service skills.
*Responsibilities*
- Manage all day-to-day building and site operations for various properties located in Surrey and Langley (primarily commercial/minimal residential)
- Communicate effectively with maintenance team to ensure maintenance requests are handled appropriately
- Resolve tenant complaints in a professional and timely manner
- Hand over new tenant space and perform move-out inspections
- On-call emergency response as required
- Oversee building access management (activation/deactivation of building access cards as well as key management)
- Commercial property insurance renewals
- Insurance claims handling
- Ensure tenant insurance requirements are fulfilled and up to date
- Vehicle management (obtaining fleet insurance and maintaining list of vehicles used in property management operations)
- Service contract management (landscaping, janitorial, parking lot cleaning, snow removal, etc), including contract renewals and ensuring that work is being carried out per contract.
- Approval of all property management related invoices
- Attend properties regularly to ensure buildings are well maintained
- In charge of annual property budgeting in conjunction with accounting
- A/R collection duties as required
- Supervision of shuttle staff, when shuttle service is in operation
- Organize tenant appreciation events
- Ad-hoc duties as requested
While the typical hours for this role are 8:30am-4:30pm, the Property Manager will be required to address urgent property management matters that arise outside of office hours (evenings, weekends, and holidays).
*Experience*
- 5+ years? experience in a similar commercial property management role
- Valid BC driver?s license and access to a reliable vehicle on a daily basis is required
- Successful completion of the Rental Property Management and Licensing Course
- Computer proficiency is a MUST with extensive knowledge of MS Office programs, with an emphasis on Microsoft Outlook, Excel, and Word
- Strong communication skills (both oral and written)
- Ability to handle conflict in a professional manner
- Yardi Voyager software experience an asset
- Prior experience working with Basecamp is an asset, but not required
- Self-directed, resourceful, motivated, results and solution oriented
- Friendly demeanor
- Multitasker and detail oriented
- Ability to work well independently and with our team
