*Key Responsibilities*
*1. Project Planning & Management*
· Develop detailed project plans, including timelines, budgets, resources, and specifications.
· Establish project goals, milestones, and deliverables in alignment with client requirements.
· Coordinate and lead pre-construction meetings to review project objectives and strategies.
· Monitor project progress, make adjustments as necessary, and communicate changes to stakeholders.
*2. Budgeting & Cost Control*
· Prepare and manage project budgets, including cost estimates, forecasting, and expenditure tracking.
· Approve and process invoices, change orders, and payments to subcontractors and suppliers.
· Identify cost-saving opportunities and implement measures to reduce expenses without compromising quality.
*3. Resource Coordination*
· Allocate and manage resources, including labor, materials, and equipment, to meet project demands.
· Oversee the hiring, training, and supervision of construction personnel and subcontractors.
· Ensure that all team members adhere to safety regulations and standards on the construction site.
*4. Quality Assurance*
· Implement and enforce quality control procedures to ensure high standards of workmanship.
· Inspect work in progress and completed work to verify compliance with project specifications and codes.
· Address and resolve any issues or deficiencies identified during inspections.
*5. Compliance & Risk Management*
· Ensure compliance with all applicable laws, regulations, and building codes.
· Develop and implement safety plans and protocols to minimize risk and ensure a safe working environment.
· Manage project risks by identifying potential issues and developing mitigation strategies.
*6. Stakeholder Communication*
· Serve as the primary point of contact for clients, architects, engineers, and other stakeholders.
· Provide regular updates on project status, including progress reports, budget summaries, and risk assessments.
· Facilitate effective communication and collaboration among project team members.
*7. Contract Administration:*
· Interpret and enforce CCDC contracts throughout project lifecycle.
· Review contract documents, including CCDC standard forms, to ensure clarity and adherence to project requirements.
· Provide guidance on contract disputes and resolutions.
*8. Documentation & Reporting*
· Maintain accurate project documentation, including contracts, permits, schedules, and inspection reports.
· Prepare and present project reports, including financial summaries and performance metrics.
· Ensure that all project documentation is up-to-date and accessible to relevant parties.
*Qualifications*
*1. Education & Experience*
· Bachelor?s degree in Construction Management, Civil Engineering, Architecture, or a related field.
· Proven experience (min 5+ years) as a Construction Manager or in a similar role.
· Experience with multi-family (low-rise) construction projects
*2. Technical Skills*
· Proficiency in construction management software
· Strong understanding of construction methods, materials, and regulations.
· Knowledge of budgeting, cost control, and financial management.
*3. Soft Skills*
· Excellent leadership and team management abilities.
· Strong problem-solving and decision-making skills.
· Effective communication and interpersonal skills.
· Ability to work under pressure and meet deadlines.
*4. Certifications (Preferred)*
· Certified Construction Manager (CCM)
· Project Management Professional (PMP)
· OSHA Safety Certification
*Working Conditions*
· This position typically involves working both in an office environment and on construction sites.
· Flexibility to work extended hours, including evenings and weekends, to meet project deadlines.
*Salary:* Starting from $85,000 annually; based on experience and qualifications.
